Five indicators that reveal your building’s performance at a glance

Managing a building without indicators is like driving without a dashboard. Here are five numbers that, if you watch them monthly, tell you the state of your portfolio at a glance.

1. Occupancy rate

How many units are leased out of the total? A sudden drop is an early signal of a pricing, maintenance, or market issue.

2. Collection rate

What percentage of what is due have you actually collected? This separates rent “on paper” from rent in your account.

3. Arrears

The number of overdue units and their total value. Watching it weekly prevents the problem from piling up.

4. Average collection time

How many days pass on average between a payment becoming due and being received? The shorter, the better your liquidity.

5. Maintenance expense vs. income

The share of building income spent on maintenance reveals the costly units that drain the return.

The indicator you do not measure is the one you cannot improve.
